NOTICE OF COMPLETE APPLICATION AND PUBLIC MEETING RE: PROPOSED ZONING BY-LAW AMENDMENT

TAKE NOTICE that the Council of the Corporation of the City of Timmins will hold a virtual public meeting on Tuesday, May 18, 2021, at 4:00 p.m. to gather public input regarding a proposed Zoning By-law Amendment under Section 34 of the Planning Act, R.S.O 1990, c. P. 13, as amended.

Applicant: 2611431 Ontario Inc. (Praztek Construction)

Location: Plan M72T, North Part of Lot 1, Parcel 7667WT, Tisdale Township, City of Timmins (185 Crawford Street)

THE PURPOSE AND EFFECT of the proposed Zoning By-law Amendment is to rezone the subject lands from Residential Second Density (NA-R2) to Residential Medium Density 2 (NA-RM2) SP6.179 to permit the development of a four-storey, eight (8) unit apartment building.

The applicant is also seeking relief from the City of Timmins Zoning By-law 2011-7100 with regards to special provisions for the following:

  • increase in height from 11.0 metres to 12.89 metres;
  • reduction of both north and south interior side yards from 6.45 metres to 3.05 metres;
  • elimination of entrance and exit driveways; and
  • increase in width of parking area from 7.1 metres to 16.5 metres.

The applicant will also be required to enter into a site plan control agreement with the City of Timmins to facilitate the proposed development, however, no application has been received to date by the municipality.

This public meeting will be held in a virtual forum with electronic participation.

If you wish to provide oral comments at the virtual public meeting, please register in advance by emailing the City Clerk at steph.palmateer@timmins.ca or calling Service Timmins at 705-264-1331 during regular office hours prior to Tuesday, May 18, 2021, at 12:00 noon. Once you register, you will be provided information from the Clerk’s Department on how to make your submission at the virtual public meeting with electronic participation.

To participate in the virtual public meeting, you will need to have access to a computer with internet service or a telephone.

ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment, however, advance registration is required.

If a person or public body would otherwise have an ability to appeal the decision of Council of the City of Timmins to the Local Planning Appeal Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the City of Timmins before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the City of Timmins before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
