North Building:

January 9, 2025
New Year! New update on the Golden Manor Redevelopment project.
While the outside of the building remains securely tarped, construction inside is progressing on structural steel, level 1 interior framing for corridors and partitions in the North building, and layout of interior walls , mechanical, and electrical in the Central building.
Underground civil work is completed on University until this spring.
Generator pad is complete. Gas line meter has been installed. Roof plumbing stacks are complete on the north building and roof sealant is being applied.
North Building:
- Crews continue on HVAC and conduit hangers for levels 1, 2, and 3
- 50% of the parapet framing is done
- Vapour barrier installations are complete
- Level 4 sheathing is complete
- Level 1 fire spray is complete
South Building:
- Slab on grade backfill is complete
- Underground plumbing and electrical is complete
- Steel inspection is complete
- Safety rails / wood is being installed in preparation for work
Central Building:
- Temporary shoring is installed
- Layout for interior walls and mechanical and electrical has started
- Watermain tie-in for domestic water and fire suppression is complete
Moving ahead through January, crews will apply roof sealant on the Central and North buildings, finish water and fireproofing on the roofs, and continue framing in the North building.
December 20, 2024

Following an exciting structural beam topping ceremony in November, crews completed a number of crucial projects on the Golden Manor redevelopment:
- Jade parking lot revisions have been completed
- underground civil works are partially completed on University
- gas line for the new build has been installed
- watermain and storm sewer tie-ins are complete at Theriault and Jubilee
North building:
- heating and hoarding has been installed
- fire-spraying on level 1 is complete
- in-wall rough-in on level 1 is 95% complete
- sheathing on level 3 is done
- interior wall frame installation on level 3 is on-going
South building:
- structural steel is complete
- undergound mechanical is complete
- base plate grouting is complete
Central building:
- kitchen mechanical is complete
- structural steel is complete
- heating and hoarding is complete
- level 1 rear brick edge, form and pour is done
Moving forward through December, crews are working on:
- roof sealing to prevent water in lower levels
- underground utilities along University and the front entrance of the Golden Manor
North Building: door frames, electrical rough-ins, ceiling HVAC in-wall piping, sheathing, board and tape, parapet.
Central building: waterproofing, above ceiling electrical, exterior wall layouts, penthouse core slab.
South building: vapour barrier, rebar, pour and cure, generator pad, roof anchor installation.
August 21, 2024
The Golden Manor project has seen significate progress in the last few weeks
North Building:
Structural steel is being installed for the roof. Concrete core slabs have been installed on the first and second level. Crews are now prepping the area for the slab on grade pour on level 1.
Central Building:
Steel crews are actively working on erecting the structural steel. Core slabs are scheduled to be installed at the beginning of September.
South Building:
Underground mechanical (plumbing and electrical) is complete. Crews are now finishing up the back filling and prepping the area to begin erecting steel next week.
Civil Site Works:
Theriault Blvd. remains closed as crews are completing civil works for this project. "Civil works" on a project typically refers to the construction and infrastructure activities involved in building and maintaining physical structures, like site preparation and, in this case, drainage systems. Crews are upgrading multiple storm pipes around the site to capture the additional storm water that will need to be diverted from area. Crews are also completing the main water tie-in to the new building.
July 17, 2024
Another milestone has been reached on the Golden Manor redevelopment project. We now have a full building perimeter! The last of the foundation walls on the south side have been poured.
North Building:
Structural Steel has been completely installed and bolted on the north side. The under-slab mechanical (electrical/plumbing) has been completed. Core slabs (the floor) are scheduled to be installed next week.
Central Hub:
Underground mechanical (plumbing and electrical) and backfilling is complete in central hub. Crews are now starting to erect structural steel in this area.
South Building:
All foundation walls and piers have been poured. Crews are actively working on backfilling and installing the underground mechanical (plumbing and electrical). Installation of the structural steel is scheduled for August.
July 10, 2024
Jade Avenue parking lot
Work on the Jade parking lot will begin next week, including: grading, paving, and installation of concrete curbs and sidewalks along the south and east ends of the parking lot. Work will take 7-10 days, during this time there will be no parking in the Jade lot.
During the Jade parking lot closure, please note the following methods of access to the building:
- Vehicle access:
- Vehicles may travel through the Jade parking lot for:
- Golden Manor accessible parking (current spots will remain)
- Golden Manor drop-off/pick-up
- Emergency vehicle access
- Melrose apartment tenant parking
- Guided access through the Jade parking lot will be provided by a flag person during business hours and a clearly marked traffic path after hours.
- Pedestrian access:
- A temporary sidewalk will be installed on the grass along the north side of the Golden Manor to access the front entrance.
- Visitor parking:
- Temporary parking will be available on Melrose Blvd and will be reserved for visitors.
- Priority Parking: A limited number of these parking spots will be defined as priority for those with limited mobility (not already utilizing the accessible parking).
- Visitors parking in the spaces on Melrose Blvd will use a temporary sidewalk installed on the grass along the north side of the Golden Manor to access the front entrance.
- Work will be taking place this week on Melrose Blvd to create the temporary parking spaces. Please do not park on Melrose Blvd during the next two days to allow this preparation work to take place.
- The current accessible parking spots near the front entrance of the Golden Manor will remain during the Jade parking lot work. Individuals accessing these spots will be able to travel through the Jade parking lot by guided access.
- Please Note: if there are no parking spaces available on Melrose Blvd visitors will need to utilize the Sportsplex parking lot and walk around the building along Melrose Blvd to access the front entrance.
Reminder:
- Please stay out of the construction site and outside of the fencing for your safety.
- Please park only in designated areas and not in fire route areas.
- As a requirement of construction, security personnel will be monitoring the construction site as an additional precaution for safety and security.
May 23, 2024
Another milestone has been achieved on the Golden Manor Redevelopment project. The foundation walls on the north side of the new building are complete.

Excavation, forming of foundation walls, footings, and piers, installing rebar, pouring concrete and bringing the site floor to grade, backfilling, testing, and surveying have been taking simultaneously. Underground mechanical (plumbing) and electrical are being installed on the north side. Plumbing and electrical go under the slab-on-grade foundation (concrete poured over a layer of vapor barrier material and a base of gravel). The slab-on-grade pours are planned for the end of the month in small homes 1 and 2 north.

Footings have been poured in the southernmost area of the building. Small home 1 south has foundation walls and footings. Some areas are still being excavated and some mud-slabs (for support) have been poured.
Elevator pit supports have been poured, along with some piers and footings in the central hub area.
Plans for the Jade Ave. parking lot will be confirmed once the asphalt plant opens, including paving and the addition of concrete curbs.
April 15, 2024
As we head into spring, the future footprint of the Golden Manor is taking shape. Footings and piers for small home 1 and 2 north have been backfilled. From this drawing, you can see the Golden Manor is separated into a north hub, central hub, and south hub. Then both the north and south hubs are further broken down into small homes number 1 and 2.

The northwest corner of the lot is getting prepped for underground work, which is why a section of the steel fence has been removed. EllisDon has started to dig small home 2 south – the southernmost part of the Golden Manor building. Concrete work for footings, foundation walls, and piers is continuing to the south of the new building footprint. Backfilling is on-going on the north side.

Now that the tarps are being removed, the footings and foundation walls are more visible. As part of the Golden Manor design, the building has no basement and is being built on slabs. The immediate benefits to slab construction are that it keeps costs down (saving roughly $2M to $2.25M), requires no extensive waterproofing or long-term groundwater collection or discharge, and allows for an improved construction schedule (less time to build). Plumbing infrastructure will be installed under the foundation slabs and is expected to begin the week of April 15.

We're starting with a solid foundation! If you drive by the corner of Theriault and Jubilee, you'll see a flurry of activity as crews continue excavation and the footprint of the new Golden Manor takes shape.

North Wing: Exterior foundations continue. All footings have now been poured along the north and northwest walls. A footing is the bottom part of a foundation that distributes the weight of the building evenly across the entire structure. They're critical in construction. A foundation wall is up on the eastside. The nice weather has helped expedite work, especially excavation. Crews have started installing interior footings.
This phase of work includes foundation backfilling, forming footings, and laying a preparatory mud slab of concrete to add reinforcement under peers or footings.
Since it is winter, crews are running glycol lines around footings and foundation walls to keep the earth warm so the concrete can set properly.
Centre Wing: Crews have started installing footings.
